EPC & compliance
No. The service is designed to support EPC C outcomes in suitable retrofit properties when installed with approved controls and operated under a Heat-as-a-Service arrangement. Final EPC outcomes depend on the property characteristics, building fabric, controls installed, data inputs and the assessor's methodology. We cannot and do not guarantee a specific EPC rating.
HaaS operates under the updated Heat-as-a-Service EPC methodology, which recognises that a managed, connected heating system is treated differently from a passive electric heating product. The system must be installed with the approved control strategy and actively connected to the monitoring platform for the HaaS treatment to apply.
MEES regulations require most privately rented properties to meet a minimum EPC rating. The HaaS Heat-as-a-Service model provides a practical, lower-disruption route to achieving EPC C in retrofit properties where conventional upgrades, such as heat pumps or full wet system replacements, are not viable or cost-effective. We provide the service documentation, evidence pack and EPC support to help landlords demonstrate compliance.
Under the Heat-as-a-Service convention, a JustHeat® installation, where the provider owns and operates the heat generator and the homeowner holds a heating service agreement, is assessed within the EPC methodology (SAP/RdSAP) on a far more favourable basis. On that basis its modelled effectiveness is around three times that of a gas boiler per unit of heat delivered, which is what drives the improved EPC outcome. This is an EPC-assessment treatment recognised under the convention, not a claim that the panels physically output three times the heat. The convention has been adopted by the UK Government and takes effect in July 2026.
The service
Yes. The service does not include electricity supply. The tenant or landlord continues to pay their chosen electricity supplier directly. HaaS only provides the managed heating operations service. The monthly subscription covers monitoring, optimisation, platform access and EPC support, not the electricity itself.
Connectivity is essential to the service. If the controls go offline, remote monitoring and optimisation may be suspended. Importantly, EPC treatment linked to the Heat-as-a-Service arrangement may also be affected if connectivity is lost for a prolonged period. We monitor connectivity status and will alert the landlord proactively if the system goes offline.
No. This is a managed electric heating and optimisation service using HaaS electric heating panels and approved controls. HaaS panels are designed for retrofit properties where heat pump installation is not practical or cost-effective. The service works on a Heat-as-a-Service model, providing managed operations rather than just hardware.
The landlord or property owner activates and contracts for the Heat-as-a-Service. This means the arrangement continues through tenant changes without needing to be re-activated. Occupiers may interact with the approved controls locally within agreed operating parameters, but they are not party to the service contract.
The monthly subscription covers: remote monitoring of the heating system, comfort optimisation and schedule management, control platform access, connectivity monitoring and alerts, initial EPC assessment support, service schedule documentation, and ongoing service administration. Installation costs are separate and electricity is not included.

You can activate a property entirely online in minutes. Enter the property address using our Google Maps address lookup, provide your details, accept the service terms, and set up a monthly subscription via our secure checkout. Once activated, we'll be in touch within 2 working days to confirm the commissioning visit.
The term and any cancellation rights are set out in your JustHeat® Heat-as-a-Service Operating Solution Agreement, which we issue after your survey. The service is a committed monthly agreement, not a casual rolling subscription. If your circumstances change, contact us and we will talk through the options under your agreement.
Yes. Volume pricing is available for portfolios of 25 or more properties, with custom pricing for larger portfolios, housing associations and enterprise clients. JustHeat® is capex-free, a fixed monthly operating fee with no upfront capital. Contact us for a quote for your portfolio.
No. We do not guarantee a particular EPC rating. The figures shown on our EPC page are independent SAP modelling results; the actual outcome for a specific property depends on its fabric, controls, data, the assessor’s methodology and the applicable regulations. JustHeat® supports EPC C outcomes in suitable retrofit properties, but it is not a guarantee.
