Heat-as-a-Service — UK Retrofit Properties

Lift hard-to-treat homes by up to three EPC bands.

JustHeat® Heat-as-a-Service delivers EPC Band C in realistic retrofits. It can match or exceed the EPC performance of a standard heat pump, at a fraction of the capital cost.

The challenge

Retrofit compliance is getting harder.

Many rental properties need a practical route to improved EPC performance without expensive retrofits or long-payback heat pump installations.

Understand MEES compliance

EPC C is becoming mandatory

Privately rented homes are set to need EPC C by 2030 (new tenancies from 2028), with limits on letting below it.

Electric heating is penalised by EPC

Direct electric heating performs poorly in EPC assessments without an Heat-as-a-Service agreement.

Heat pumps aren’t always practical

Long payback periods, disruptive installs and complex controls make heat pumps hard to justify in many properties.

Compliance is capital-intensive

EPC compliance can require significant upfront capital that many landlords cannot justify.

Capex-free

JustHeat® HaaS is capex-free. A fixed monthly payment, not a large upfront retrofit bill.

Simple, reliable warmth

Even, radiant warmth with no cold spots, no fluids and no moving parts to maintain.

EPC compliance support

Evidence packs, service schedules and direct support for EPC and MEES compliance.

Remote monitoring and optimisation

Continuous monitoring, management and optimisation via a cloud platform.

Our approach

A managed heating service, not just a product.

Our Heat-as-a-Service model adds an operational layer over the heating system. We connect approved controls, monitor performance, optimise operation and provide EPC-focused support.

How it works
EPC methodology

Designed to support
EPC C in retrofitted properties.

Independent modelling across a range of building archetypes indicates that, under the Heat-as-a-Service convention, JustHeat® can lift hard-to-treat homes by as much as three EPC bands and deliver EPC Band C in realistic retrofit scenarios.

Assessment outcomes depend on property fabric, occupancy, controls, installation and assessor inputs. This is not a guarantee of a specific rating.

Check your property

Owned & operated as a service

The provider owns the JustHeat® heat generator, and the landlord enters into an Heat-as-a-Service agreement, which is the basis on which the EPC treatment applies.

Approved controls

The system includes the approved thermostat and control strategy as specified under the HaaS methodology.

Evidence pack

The property receives a service schedule, commissioning record and initial EPC assessment.

Ongoing support

Dedicated support for queries, renewal assessments and portfolio compliance planning.
